Pleasant Valley is a wonderful subdivision located in Northwest Peoria and the greater metropolitan Phoenix area. Pleasant Valley is comprised of approximately 268 acres nestled in the Sonoran Desert at the Northwest Corner of Jomax Rd and Lake Pleasant Rd.
Meritage started construction of Pleasant Valley in 2002. The subdivision now contains more than 500 homes. Homes range from 2,872 square feet to 6,533 square feet. These estate-style homes have lots with a minimum of 10,194 square feet (.234 acres) to 34,512 square feet (.792 acres). Standard homes have 2-4 car garages with a few having 5-9 car garages.
Additional open space is provided throughout Pleasant Valley. Of the 268 acres 39.9 acres or 14.8% is common to open space.
There is a 3.95 acre privately owned active park centrally located within the project. Amenities include large open turf areas, tot lots, cabanas, etc that can be used for passive and active recreational activities.
A second 2.6-acre park is located in the southern section of the proposed plan. The park area will provide an appropriate setting for passive and active activities for the residents of this community. This park will be privately owned and maintained and will be developed as part of phase I.
Pleasant Valley lies safely outside of the flood plain. The subdivision is approximately 100 feet above the Agua Fria River elevation. The anticipated 100 – year water surface elevation is approximately 50 feet lower than the elevation of the Northwest portion of the subdivision.
